Friends..! I have decided to buy a new home (in the wrong time, where the prices are up across dublin area).

Need your suggestion
1. How do u choose your home? any direction preference
2. What do u check in the contract?
3. how can i get the new development details, only very few happening now. where can i find upcoming development info.
4. Do you negotiate with the price, will they do? or will it be a fixed price?

Everybody has different priorities.
Some want to live out the country even if it means commuting/not being near services etc. to avail of larger houses/gardens & peace and quiet.

Some live in town although more expensive/smaller houses, but less commuting and more services.

Once you know your own priority, then it will be easier to answer the rest of your questions yourself.

Hi. You can probably contact your Local Authority in the area and ask to see their five year development plan. If it's a secondhand dwelling it's the norm to put in a lower offer than the market price and then negotiate through an Auctioneer but if you buy a new development through a builder there wouldn't be room for negotiation. Always check the title on a Contract, it's important to watch out if the title is "unregistered" or "registered" property. Most contracts are standard but there are always "special conditions" thrown in. Usually there are Auctioneers and Solicitors involved so they can advise you if you have any questions thumbs up

well on buying a house know where you wants to live .on taking advice from an auctioneer well don't .most are corrupt .more they take from you fill you full of lies just to get top end .their is a site that tells you exactly what a house in the area you want to buy is selling for .and auctioneeneers did not want it buts its law now every home sold in last year its price is on it use this as your guide

Defiantly get a surveyor to give the new house
A thorough check over, many new houses have
Been found to have inadequate insulation, plumbing
Etc despite laws requiring the building standards
Requiring a certain standard

People think because a house is new that it's
Perfect, not always the case, also get the surveyor
To check for adequate sound proofing as many
New houses are a nightmare to live in if sound
Proofing is not up to scratch

Also check where your house will be if your
Buying it off the plans, a friend of mine looked
At the show house at the front of the estate
And never bothered to look at the area at the
Back of the estate where his house was to be
Built, his house was built with a pylon 20 metres
Away from his front window

Avoid new developments with property management
Company's in charge of the up keep, their fees
Start off small then take a huge jump once you're
Moved in then they do less and less for your money
And the usual excuse for not doing necessary work
Is that your fees are being used elsewhere to make
Up the shortfall for the people that aren't paying
Their fees

Basically they do nothing for your money, avoid
This situation like the plague

It shouldn't be to difficult to find a new home, just make sure it hasn't been Repossessed, ask the agent.
