I dont own a house and never have so I can't say one over the other.. my younger brother has bought 7 though so I can ask him laugh

just look around, at banks, at brokers, i have purchased a few, paid cash though, but have had loans for investments, the broker will not want to know you after the deals done, he just wants the kickback from the bank.

I'll be applying for my 7th mortgage in the new year, and not a single one has been with a bank. All through mortgage brokers, the rates are usually better, which saves money, even with their "fees". They're generally more flexible with regulations than banks, the laws still apply the same way as they do with banks.

I am looking at dealing with a bank this time though, just to see if they're willing to do business, if not, back to a broker.

Bank always or Building Society.Always shop around for the best deal go to your own bank first and try to make sure you deal with the Bank Manager thats why I am with the Bendigo bank.

Banks like Westpac seem to have lost their Managers never seen anymore.lol..

Hi Kid... the brokers in Aus are not cheaper wish they were.Its better to look for finance yourself over here, unless you are very wealthy.

It's just what I've found here, and realise that it may not be the same over in Aus., but figured I'd throw my 2 cents in anyway.grin

I also don't care for banks as an institution, they're greedy bloodsucking filth in general. laugh

My goodness I am shocked as I thought we had the monopoly on the sheer Greed of the banking system! should have known better.

LOK, Having been both sides of the fence, as a borrower (currently a mortgagee) and a mortgage lender with a member of large Banking community in this fine country and 2 smaller yet not small Credit Unions, I can probably answer 98% of your questions. I am reluctant however to do so in this thread as what I say may be construed as personal advice and may leave me open for litigation or attack by arseholes and possibly in breach of the Financial Services Reforms Act (FSRA).

Either, it doesn’t cost you any more going through a reputable broker, the banks pay them even tho they work independently. As far as I know CUA bank has been the number one lender with lowest fees for the last 10 years then ANZ and followed by Commonwealth. But if you haven’t done it before I would use a broker their always up to date with options that will best suit you.

We had our house via the Group Self build program. We went through a mortgage broker. I didnt think they actually charged anything, she got her kickback from whichever lender we went with. And accidently, by sheer chance - we ended up; with the Heritage building society who have been marvellous. I think they are a Queensland based bank who have treated us wonderfully. THey always passed on the interest rate cuts, we never had to chase for it such as you do with NAB etc. I would recommend anyone check into them at least for comparisons.
