Who do I need? (16)

Jan 14, 2014 12:23 PM CST Who do I need?
I need to find out if the damage that has occurred in the house I am living in due to the persistent leak from the flat roof that after 20 months of promises is still not fixed....or if its down to something I have done myself.

Who would be the best person to try and find to help me?
A plumber or builder or other trade?

If you want to see if the building is structuraly sound you would need an engineer.

ah the main building it sound, the extension at back i dont even think it on a foundation. But thats neither hear nor there. Im planning on moving out but there's been water damage from the leaks in two of the rooms and I want evidence that its down to the leaky roof which they knew about even before I moved in as after a few wks there i told him I had a leak and they said...'oh is that in the back bedroom?' (which it was) So it was there looong before i moved in.

You sound like you need a structural engineer. They are all over the place and you should get one easy enough. They normally do snag lists, pre-purchase surveys and stuff like that.

Sounds like you're up for a head to head with someone over the damage? Are you afraid that they'll try say it was your fault? Is it not self evident enough that it's from the flat roof leaking?

Mariannette: The leak runs down between the walls then up through carpet in my room, then into the kitchen below but is the leak in the living room that made me have to lift the carpet that I want to find out if caused by case leak in roof above....basically I dont want to get charged for a new carpet if the issue wasnt of my making. (and why did i lift the carpet may you ask....well it was smelling, if thats reason enough and i had thought the original floor was underneath)
first off id ask a roofer to have a quick look no point getting an engineer just yet although we have a recession them boys are not cheap. a roofer is best bet first of ,and id be seriously be concerned about the leak if you say its that bad you need to take photographs and log everything and get a witness or you could end up with a huge bill on your hands moping

I can't see what all the fuss is about with Irish Water. How much do people think it should cost to get a public service like that off the ground. It was always going to run into hundreds of millions.

its been fixed 4 or 5 times. Last summer they were meant to replace the entire roof but never did.

Im moving out in coming weeks and as maddogg said, I dont want to be hit with being blamed or expected to pay for something which is a result of them not fixing a problem theyve known about for years.

I think IBM are getting most of it. They are great problem solvers in all fields, not just IT. I would prefer them doing it than some cheap scam artists.

thumbs up

It should be easy enough follow the path the water is taking, one sure way is to get a hose when the roofer is there and track the ingress of the water. If you do end up in a pickle with the landlord you might just have no choice but call in an engineer, but weigh up the cost of that. You can also get a florescent dye to add to the water and that will show up anywhere the water goes, but hold back on that till you have to use it!!.
I m sure if you ve leaky taps, pipes or radiators you d have spotted them, more difficult though if the pipes for the rads etc are under the floor. Are there stains on the ceiling directly under baths, showers, wcs etc?
But if you re fairly confident that its the roof have all your homework done just in case and go on MJs advice. Any experienced roofer who s a while in the game should put you straight. (Sez he while doing himself out of work laugh )

in my amateur opinion its caused by the leak in the roof either that or my dishwasher is leaking, but how wet the floor gets means it cant be down to that as the dishwasher is only on once a week, twice at the most. And the leak in the upstairs bedroom is between the walls which is directly above the section of living room the leak is and again coming up from behind the walls. Defo not my doing but just in mood for a huge hullabaloo over replacing a carpet.
