Hi all...

a bit of imput here..


So if you wanted to take in a boarder,

how do you delicately put in the questions to asK..

apart from, do you work, and do you have your own bed..

So what questions would I need to ask.??help

If I was going to have a boarder I would type up a question- air like......

writing Do you Smoke

Do you Drink
Do you party until all hrs of the night
Do you use deodrant
Do you fartI mean burp!

The list is endless


But if it were me I would stipulate fly in fly out worker they aren't there all the time so gives you some space and half the time these workers go O/Seas on their time off too. I know my daughter is one she's never home she doesn't live with me just an example. Also they earn good money so Air Hostess are a good bet too another thought there idea I will send you an invoice for my services Thank you miss Curly nerd typing

ask them if they have references, also ask them if they plan on having visitors around, and how often, just sit down with a coffee after you have shown them the room and just let the coversation flow, and see then how you feel about them. jmohug

Hi Merri, I've had a boarder now for about 3 years.
It's been great; a bit of company when I want it and some extra spending money. I also used to rent out houses and acted as landlord rather than use agents (expensive and incompetent).
Presumably you want to keep this as a tax-free cash transaction. (I do) I'm not sure of the legalities, but it may mean you can't have a legal contract. Nevertheless, I wrote up a one page contract stating what he gets, what he pays, start of tenancy, bond amount and also personal details, such as next of kin, former address, age,e tc.

I always ask for a reference and check it. Yes, they should definitely be working; low income and boredom don't auger well for a tenancy. Phone the employer to check he/she works there, how long, full time/part time, are they reliable?
Ask re hobbies, mainly to get them talking and gauge their personality, but also to find out if their hobby is heavy-metal jam sessions in the garage.

Discuss rules during the interview again to gauge their reaction: eg, no loud music after XXPM, no parties, except BBQ's, don't nail pictures to the walls, keep the bathroom spotless, ditto kitchen.
Of course they'll tell you how much they'd love to pitch in with housework, vacuuming, and they even love gardening, but don't pay any attention to that. Just get the "vibe" of their personality; that's your best guide.
Look for signs of drug or alcohol addiction, obviously.
And don't undercharge. Let me know if you want a copy of the contract I use.

and re the first bit... do you have a large group of friends.. now I cant ask that, but what would be valid... something like, friends to the house and your room is restricted to one??

its not asking too much Merri as long as it is made clear that it is part of the house rules.

After all they have to respect it is your house, but you also have to respect their privacy.

maybe work out first too as to who is doing their laundry and when the laundry is available because that is when you use it

Yes, that is another valid point... the laundry...

My main house rules are ... no shoes in the house... wear Uggs or slippers...you know... those types of shoes that you keep in the house..

and no drunks... so I will have to think carefully,

and no drugs... that goes without saying... Jeez.

I think you need to think about what you can put up with and what are your boundaries. See if you can get a hold of a rental lease for a house and take out of it what is applicable. I like Ob's ideas, sounds like he is onto it. Good Luck grin

I have asked myself that question so many times.

Basically, can you provide a separate place for them so you can have your own space?

I have the room for a boarder or 2 but would that impact on my own privacy? My answer has always been "Yes, it would."

I have grown up with an open house policy and have had many needy people come along to have a bed when they have needed it. But in today's society, there is a big difference between those who are needy and those in need.

After many years of actually needing some extra financial support (done that), I am lucky enough to not be in that situation now.

Questions to ask of yourself are more in line of:

. What happens when they donna pay and you need to get them out?
. What happens if your/their lifestyle doesn't suit?
. Who pays for any damage they cause?

Just a couple of things that my family have gne through. It is very hard to remove people once they are there. Be very careful of any contracts you sign.
