Next door neighbor. Extracting yourself from a bad situation with a neighbor is much more difficult than a restaurant. Your home is the largest investment in most people's lives and to end up with a bad neighbor is horrible.
Honesty is the cornerstone of a relationship. If you are feeling he is not trustworthy, that alone is difficult to proceed with a relationship. The other problems he has are your icing on the cake to think about leaving him. So sorry you are going through this.
I am a recovering alcoholic myself and know how your significant other is thinking. Until he gets a grasp on his problems, he will only get worse. An unfortunate truth is only he can better himself. You can't change him, he has to do it himself.
