Help!!

We have a real estate sales office located in Puerto Vallarta's Marina. Part of the job while on floor duty is to approach those browsing the listings on the window and offer them help with whatever it is that has brought them to this point. Some people are simply curious about the current market while others are more serious about owning property down here. The point is that due to the high traffic location and numerous other offices nearby, if people don't get up off their asses and get the ball rolling at the listings window... client after client will continue to the next office. So what's the problem?? I believe most agents are simple shy and lack the ice breaking skills.

Can some of you help me??? If you had to approach someone one "the window" What would you're opening line be? I'll give you a tip... What ever you say.. try not to leave yourself open for a yes or a no unless you already know the answer. eg. beautiful day isn't it??? Yes it is!!(right) or Is there something I can help you with? No thanks, just looking!(wrong)
