Its called a residual haunting. The theory going around is that something in the area makes a recording of an event that plays it out repeatedly over a given time. Like the case of a woman who, every year at one point in time, hears someone scream and fall to his death; come to find out, a carpenter fell off the roof of the house while fixing it.
Stuff like that. Course its all just theories that may or may not ever get proven.
