Here, in Australia, the main thrust of the stimulus packages was to upgrade our educational facilities, but now, three years later, this is beginning to wind down and the downturn is showing in the retail figures.



Same here. Obama threw a trillion dollars at people who would vote for him in the future. Unfortunately, you can't rebuild the same bridge in the same town forever. We won't get out of this mess until he's gone. moping

However, according to the administration, the "recession" ended over a year ago. Maybe for people in Washington it did? dunno

Paldi5: OK so the profession has it's problems. I deal with ut every day of my 24 year committment to the career. There are way too many part timers and used car salesmen with licences.

But the fact remains, a good percentage of the economy is housing industry supported. The banks, full of supposedly intelligent people ( and I was one for close to 20 years ) messed with the housing industry by giving anyone who can fog a mirror a loan.

That has made housing very affordable now and people are cleaning up while the media "scares" everyone else from participating in the food fest.

Buy a house or make the landlords rich.
Or alternately make the Realestate Agent and the Banker rich!rolling on the floor laughing

I agree with some of your post Paldi!!!...A miracle!!! But I do not agree with this...."people are cleaning up...the only ones cleaning up are those who have money and know how to exploit it at the expense of those who do not...buying homes at less than value and renting them to those folks who have come upon hard times and lost their homes...manipulating the rental sector started immediately after the housing crash began with million of foreclosed homes being offered for sale by banks who did not want them...just another way to keep the economy at a standstill....prevent home ownership, and keep housing values down......buying at less than value pulls the already lowered value of a home down another notch..

leigh2154: Yes, housing is a problem...a big one...lets talk about why Paldi...BANKING....bad loans...unsecured loans...people buying something they could not afford, people buying homes on future earnings!!..and the banks allowing it, the Realtors pushing it!!...how did that work?...Like this...banks approved millions of bad loans...most of these loans were what we call three to five years arms....home buyers start out with a house payment based on a very low rate of interest, this rate is fixed for three to five years typically...at the end of the term, the interest rate on the loan is increased but the buyers income has not, or worse, they have lost their job or have another job making even less money that they made at the time of purchase...now they find themselves stuck with a house payment they can no longer afford...i.e. foreclosure......Last year, there were over a million signed foreclosures on the books and ready to be dumped...these foreclosures were "held" until 2011 to manipulate the numbers...they started hitting in February...and once again homes values took a nose dive...there was never a recovery in the housing market, it was manipulated to stimulate buying....only problem is even with real estate values at record lows and interest rates at record lows, unemployment and stricter lending regulation keep the market from recovery....not to mention all the foreclosed homes now flooding the market...banks don't want these homes!!...the homes that supposedly secured the loan in the first place!...real estate will not see recovery for at least another decade and even then, housing values will not come back to pre recession levels...there are still many, many people who are up side down on their loans...in other words, they owe more on their house than it is worth...these loans too will foreclose because a lot of people will simply walk away...



Yeppo, Americans are stupid. There was real estate bubble, a technology bubble, a stock market crash (or two). Some people think the moon landing was faked and some guy named Madoff pulled off an amazing ponzi scheme on the filthy rich. The problem certainly isn't limited to unscrupulous Realtors.

And there's no denying now is an opportune time to buy a home from those "stupid" folk who refinanced repeatedly, taking cash out every time until now their house is worth less than their mortgages. They deserve to have a little pain. Responsibility for foolish financial decisions is a botch.

Speaking of fees, why should it cost thousands of dollars to cap a tooth or stay a night in a hospital?

I make three percent on selling a $50,000 house and the same for one that costs a million. Most Realtors survive on less than $40,000 a year and have to pay both halves of their social security taxes and medical insurance because they are forced to work as independent contractors (no company paid benefits) not to mention gasoline, no free time in evenings or weekends, huge referral fees we pay for relocation business, etc.

We do get the satisfaction of helping the poor get out of apartment living and into a house of their own and helping smart investors become richer.

Sure it took me 6 weeks and a test to get licensed...

and in my case 4 years for the business degree and two more for the finance MBA and there was the GRI and continuing education and accreditations, seminars, and on the job training hundreds of transactions closed, houses toured, networks of people...

I'm doing OK and the situation hereabouts is improving and never really got as bad as most parts of the country. The place to buy now is in Miami and south Florida. International buyers a flocking there. I'd like a nice little house with a dock on the ICW. Four years ago they were going for $1,000,000+ each in Naples or Fort Worth. $500,000 now or less. Such a deal... Studying for my Florida real estate license now! I just need to take the test. :)

I for one am tired of you using these forums as a way to advertise your profession and sell your wares...I have seen examples of the above posted by you every chance you get....if I am not mistaken, peddling your product is against forum rules.....

I agree too, partially. Builders overbuilt and investors with money are buying them up and will eventually start builing again.

I already addressed the greedy and unwise homeowners who refinanced repeatedly taking cash out each time and are now upside down.

The US economy took a big hit with the stock market crash and I believe that also contributed to the housing crash. People stopped reaping stoc profits so decided to tap their home equity to maintain their standard of living.

Of course the banks don't want to have homes in inventory. You don't make money doing that. They also do a poor job getting rid of them. It's not their core business model... which is making loans, not forclosing on them. Last year I helped a client execute a "short sale" pruchase. It was signed on April 18, 2010. It has yet to settle. Maybe in two weeks? We're waiting for Wells Fargo to turn on the utilities... 4 weeks ago we requested they be turned on. The house has been empty for over a year. What are they waiting for???

Maybe they should rent them out? My buyer would have loved to have moved in and pay rent while he and his young family is waiting for the property to go to settlement.

Housing is the foundation of the economy. The need for housing will never diminish. The guilt should fall squarely on the shoulders of financial institutions which encouraged, even pushed people in over thier heads. All in the name of corporate greed. However, there seems to be no accountability and no consequenses. If there are no consequenses for actions, what is to prevent these same institutions from doing it all over again? I cant help but wonder what some of your founding fathers would have to say now of the country they gave there lives to create? Let alone what thier opinion would be of your recent so called leaders dunno

A couple of times it's come up in my posts, as has my running for school board, that I own a DeLorean... etc. I just share who I am. I'm not soliciting business and I do not provide any contact information to solicit business. As far as I know, no one on these forums is located anywhere near Philadelphia. Real estate is a very local profession. I wor in about a te to twenty mile radius of where I live.

Real estate is a lively topic and everyone has an opinion on it. Maybe I'll start a thread about it someday, assuming the forum rules allow it.

In any event, real estate is a facit of the US economy and so is on-topic here.

Buy a house (not from me of couse... just buy one)

Not only no accountability or consequenses, rewarded through bailouts....they should have let them sink and also, Fannie Mae and Freddie Mac CFO's should be doing jail time for their part in the housing collapse.....for their part in fraud......

I agree Blarney, sadly its seems to fall on deaf ears here. I doubt anyone even took the time to read my posts let alone answer the questions I posed (except the private e-mails I have recieved)...too caught up in their own ego and the heat of the argument...well all I can say is keep on hating, keep on stroking your egos, keep on keepin on while the greatest society human history has ever known sinks under the weight of its own hypocracy. I wonder how history will look back on you now? perhaps a mere footnote as a cautionary tale for future school children. How sad that an entire nation has completely lost perspective on itself, and forgotten its own history...But hey...you just keep on keepin on...wine
