Oh well...average day here weather wise...going to rug up and take the dog for a walk (14km)..out to the Wetlands/Old Coal Mines walking trails....catch ya all after!!!

the interest rates hit that also???? I was lucky..I sold before the Bank did...but what a shattering time...20 acres lush gently sloping country up near Walhalla...permanent creek flowing through the middle... ferns etc, trout in Dams..own water and sewerage...minimal Rates..3 large sheds 15 acres grazing/paddocks with killers on it..but never got to work it as I put my time into finishing the house first..it was magnificent..26sq Cathedral Ceilings all natural Oregon, 3 Split Levels...etc just finished and was palnning the outside stuff when had to sell!!
