Although we all know deals like that are diamonds.. and you dig through a lot of dog doo to find a diamond! ..so start digging! hahahahaha


Not really, look hard enough and they are there. You can do tht, too. But when you know what you're looking for, you need to be dilligent and look every day on the internet. Generally stay away from properties that are just new on the market, as the vendor is not desperate enough. And check that the vendor is serious about selling, the term being "a motivated vendor", or you might waste your time, as they will never sell.

I bought the unit I currently have on the market, for $2000 less than what the owner bought it for 2 yrs before that. And again, all because the agent, athe principal of that agency, had done such a bad job. I did my homework, and knew what to do from there.

I have done similar with s couple of others along the way.

That is one thing I entertained for a while, because I have been good at spotting bargain, is setting up a s buyer's agent. In my next life!laugh

morebloodyrisks: I am considering buying an investment property and I am uncertain what city/state/region in Australia I should buy.

Given that members of CS mostly live in different parts of Australia and everyone knows their own backyard better than a stranger .. be brave give me the benefit of your wisdom.

I will consider all answers/suggestions.

There is no legal issues with your comments as I will consider professional advice before making my decision, and besides we all know that no likes to part with their money foolishly.

What are some growth areas in your town/city?

What are some areas to avoid?

What are the likely, typical or average rental returns for 2 or 3 bedroom unit in a small complex or standalone villa in a small group?Thanks for helping me out!

So yes great returns for Income.. I need to solve a tax problem though very mad

Well, I kinda have. I go there once a fortnight for work, 2 days at a time.laugh

I can tell you that sitting on the foreshore at the hotel alfresco, with fresh oysters and champagne, watching the sun set tomorrow night, is soooo nice. And when it's hot, a swim in the cool southern ocean is paradise, again, as I watch the sun go down...smitten

It is a nice location , I am so in love with the oysters & champagne . The sunsets over there are unbelievable hug

Almond & Cherry Biscotti smitten , Im sure somewhere in italy they still traditionally squash grapes that way. Dont in the barossa ..spoil sports laugh

Whenever I think of people squashing grapes with their feet, I get this vivid image of Lucille Ball, with this look of confusion and terror on her face, as she becomes knee deep in a vat full of grapes, squishing and squashing for the entire episode!laugh

I so loved that Lucille Ball episode laugh . I was also thinking of the Lony Tunes cartoons with this dog who is taken in by an italian restraunt owner doing the same thing rolling on the floor laughing .

Peter lehman is overrated as are 95% of the barossa wine makers. the boutique wineries there, the Clare Valley & down in Mclaren vale & flat are far superior

You guys have just reminded me of a fantastic childhood memory of Adelaide when I was growing up there, My mums Landlord and neighbour Salvatore (Sam!) would get us kids to do exactly that.. squish the grapes in his big well/vat thingy and he would then bring my Mum a flagon of his red finest over every vintage. Mum would dutifully put it under the sink with the other 5 or 6 flagons.. no one was ever game enough to drink Sam's rough red. I do remember vividly the fun we had and the stained feet!

It is the rare bottle of home made wine I can say I truly enjoyed here in Australia.

Most of it was rocket fuel, or at best, made fabulous salad dressing!

But in Italy, they seem to have the knack. I can't remeber not liking any of the home made wine I drank, but then I tended to stick to reds.

Some of the best limoncello (lemon liqueur) I have ever tasted was made by my mother's cousin.

The worst, and this REALLY could have launched a missile, was this grappa some other cousins made years ago. No wonder they don't complain about the cold!!!doh
