in north carolina you can make a day to day rental agreement i had one of those and they stick like glue its hard for me to say you should or shouldnt rent a roombut i do know down around the sand hills theres a lot of crack heads use to have alot of them come to buy a pit bull pup from me just to try and come back to steal them thats part of the reson i left nc was because of the drugs was getting so bad and from mwhat ive learnt if the ones doing it thay both are

Disaster! Don’t do it, the boyfriend will be on the scene before you know it. Pick a different type of tenant, preferably a middle aged unattached woman and have a legal agreement drawn up. You can down load a standard agreement from the internet for a few bucks.

I have legal training, rent out my restaurant plus the two flats above it and still I have problems.

PS Take a damage deposit and three months rent in advance and have an additional clause in the agreement which prohibits the overnight staying of any person other than the tenant.

perfect tenats as rare as hens teeth. you need some type of legal document, check with local authorities about eviction procedures,

remember
You cannot just snap your fingers and 'poof' tenat problem gone...especially if they have children or on state subsidies.

be careful becoming freinds with tenats.... thats one of those dangerous slippery slopes of life. if it goes bad you lose not only a few dollars but a freind as well.

yeah my wallets been emptied a time or two when kicking a tenat to the curb.

both times it involved intially by appearance good people with children and bad breaks.

another thought... this is deceiving but,
allow the new tenat to think you are not the homeowner or person in charge. you are middle management, or just another tenat.

Phenomenal!!! Remind me NEVER to rent off either of you, one is so desperate to convince all that tenants are just no damn good, and the other is encouraging deceit....wonderful landlords you two would be.....your attitude reflects the tenants you will surely attract....


I have been a tenant by choice, as well as a homeowner/landlord, and have never had such thoughts or garbage as you describe with tenants, or as one.


Not all tenants are NO DARNED GOOD as the two gents above would have anyone believe...there are good folk everywhere and like attracts like.frustrated

ahh, you see it that way , in truth having knowing and havng an exit plan is the most important... its not a blind date that only lats a few hours ...no this action of renting your home to a stranger is much more than that.

I never stated all tenants are 'No Good' I said perfect tenats are rare as hens teeth.

the deceit you speak of is a safty and insurance measure, imagine little kids ae told do not touch s long as parents in room the kid will not touch, bu tif another kid is watching this same kid the behavoir is and can be different.

being a first time landlord is a challenge and having the tenant in the same dwelling makes it moore so.

I stand by my suggesions.

Your response is surprising, I had credited you on the forums with a little more common sense and understanding. Of course there are good tenants and many landlords never have problems. However, many do. My advice still stands, for a single woman on her own who intends to rent a room in her domestic property, the advice is for her protection. Provide me with and email address and I will send you photographs of a property of mine, which was trashed last week together with the fixture and fittings having been stolen.

I suggest that having viewed; you may then take a slightly less aggressive attitude to the advice given to our thread replies, not to mention an apology for the somewhat arrogant and unfortunate comment on the term “deceit” which is entirely inappropriate in these circumstances.

i may possible be dependig on regoin of the world and urban suburbia or rural how the rules of landlord and tenats are. ie the time in which it takes to leagally evict someone from your property...

or your ability to get reimbursed for damages..most itmes when renting to someone they rarely have thefunds to pay for repairs malicious or otherwise. these people that think these ideas are 'to harsh' i ask them this yo have been chatting online with someone for 2 hours a day for weeks they come to vivist and you unforuantely are called away would you allow them run of your house for 3 to four days without contacting someone to'check-in ' on them from time to time?? would you open your house to a stranger. without you being present???
ever hear the saying give an inch they'll take a mile??

ever rent to one and find out 4 moved in???? usually water electric and gas is included... well thats been known to happen all to often.

I agree deceit when renting or being a landlord has many degrees, but, when your safty is involved... wheres you gonna place your proirites?

I had a tenat who cut the grass, kept the place immaculate but he did not pay the rent, he was always 50 or hundred dollars short... it lasted 3 months amnd I went 2 additinal months with no income but he was still living there. he price to get someone removed... is usually more than 2 months rent...unless you hava a attorney on retainer....

Thanks for your thoughts. I think the use of crack is everywhere. I have lived in the sandhills area for over 18 years. Nobody bothers me, and I have never been ripped off..(stupid me) still leaves my keys in the car and my house unlocked when I leave. Need to change that!
I disagree if one partner is doing crack, both are...I am a living example of that!!!!
In many instances that is the case, but not in all.
She does have a full time job, and twins in college and one going next year.
The majority of people who do drugs, cannot keep a job..

I don't want to go into this with the attitude that it's a tenant from hell.

I believe there are still good folks out there, who have landed on bad times (just as I have in the past)

I also do believe we attract people as healthy or unhealthy as we are..

If I decide to go into this, I will be straight up from the start on what I expect.

If things don't work out, I won't prolong it..

I feel as long as I cover myself in a lease, then I'm protected.
Eviction here takes 10 days, and court cost is only $80.00.

As I said, I wont make this decision until I meet and talk to her in person..

My kids are older, so I will get some feedback from them also.

When I mentioned it to my son, he reminded me of the hell that I went through with his dad...and the help that I needed when I finally decided to leave him..

Just remembered that here, there is a law that says that even if a person comes into your house with only so much as a backpack filled with their belongings, and spends the night, they obtain tenant rights! No over night guests unless you want them to legally live there (scary stuff eh? LOL)
Also, you would have to check the local laws/rules about how much deposit money you can ask for. I have never heard of 3 months advance rent in my life.
And make sure that the lease includes "tenant is responsible for all costs/fees and expenses related to eviction..." Yep, make them responsible for the $80 too, etc.
DO the walk through before tenancy, make them list anything, and take pics of any damages after, for court if necessary.
Late fees, and fat ones, for late rent are also very important.

Trying to remember all that I put in that rental agreement for my mother, but it was about 20 years ago.

Only going by how the local courts work, but I also told my mother to make 5 copies of anything for court. She looked at me like I was nuts and it sounded like complete overkill, until she needed them. Then she told me she understood why. LOL

No, no, no...unless you are opening a women's shelter this is not the person for you...you will get the man and all his problems with her...go on roommates.com or craig's list, they both have some screening. I have been a renter for the past three years...with a job and no baggage..all three got thier rent..no garbage and a clean, well mannered roommate...don't be a social worker.
