Funny I don't feel stressed just a wee bit unsure what to do next truth be told .

Well the business thing I at this stage can't do .Work looked at doing that in an EBA but found we as employees couldn't get cars lap tops etc instead of money.They even wanted to pay our health insurance rather than a pay rise that fell through as well for some reason.

Certainly you and others have opened my eyes .
There are options in some of the replies I will look at .Not buying a used car and then selling it and buying another one under 100'00k's .For some reason the money may not be there to replace it in 2 years.
And it is like keeping this one .
2 reasons for a newer car need a smaller more fuel efficient car .
I think there are valid reasons for a car not that old but at $20'000 as someone quoted .I can buy a brand new smaller car for less $$.
But I will need to talk with a financial adviser of some kind .I need to invest what's left in some form legally ( for those who r reading this ).

Now on a more personal note I do apologise if i have come off as pig headed etc . Didn't mean to I have come out of a controlling relationship hell even at work I am "controlled" by females . So for me to think for myself it does take me awhile .

I'm afraid I must be a bad employee.I get to work early and leave on time .I'm not a yes person .I do very little overtime and take all my sick leave( using up sick leave causes pay office big headaches as your not entitled to 10 days a year even though u get 10 days a year) .
What I have learnt when you suggest something its always wrong .they either do the opposite or when that fails what u suggested .I wont do any-more than what's expected because normally when I do it stuffs up lol. And in the past I have been told off for doing something wrong .
I stopped asking to be transferred to another team(health reasons) in my company every-time I asked .Was told we aren't replacing the team member who left and 2 days latter they are replaced by temps .Who end up leaving disillusioned and who ends up replacing them for a day here and there . yes me .
And yes while I could do some form of study .I am just lazy .I'd rather go watch a game of footy or like today stalk and try and catch some fish .
But my main objective when I left school was to make money (legally guys ).So perhaps I may still be able to do that now.

Well Martia I asked for advice .I have few friends in the real world I know lots of different people in many walks of life .But very few friends I asked for peoples opinions and I got them.

Yes for many years I was a gunna do .And every time I was gunna do something my ex would either say no or her friends would say "ooh that costs to much" .there was rarely anything spare for me to use .

Perhaps it appeared a waste but my eyes have been opened to new and varied ideas .I was gunna be shown how to play the market until my charity landlord pointed out stockmarket playing (and I didnt tell them) would be classed as income .

Firstly neither of us should judge a book by its cover .
You are not the first person on any form of forum to say that to me .What I have tried to tell others is I am a procrastinator I like to think long and hard about something and then go hell for leather for it .
HOWEVER in this case I have down something different .I asked my parents today only after hearing neighbours were offered $600'000 for nearby blocks . If I could build on part of their block.My mum was all for it then said who'd pay for it doh mum building costs less than land .Dad wasn't liking the idea !!

So in hindsight I am buying a new car only small to perhaps medium size.
Rest of the money will either be put into some sort of investment from gold to whatever .Or I will use my capital to build a townhouse on a small section of my parents land .
OR I will put what money I have left towards an invest property ie like that student housing in Adelaide .

Yes I understand that but when you see people roll up to work drunk, drugged etc.And they get patted on the back told how great they are .In some cases sent home driving themselves home.then they get promoted and told how great they are !!
Or they get to work 10- 20 minutes late every day and nothing happens .
Or they brag about how much booze they've drunk the night before cartons and cartons .Or how their male partners will get drunk and they'll get high on dope !! And they are the chosen ones !!

Makes u wonder y u get to work early never roll up drunk etc .And y people laugh at u .

Sounds great to me .My parents arent that good of health and they'd love there only son close by .But that will need to be done when I get off my bum and get divorced .And that will be once I get this house sold .

Of course I will need to ask them first

I was asked thursday by a co worker in his early 40's doing an honours degree in gegology .why as a smart person I haven't gone to uni or tafe .
At 48 I think I'm to old to study .Now before anyone has a fit (not looking directly at u verene ).From an employers view why employ someone my age when youth comes out of uni's.
Have been seriously after almost 18yrs thinking of moving on .

Actually there is one thing everyone is over looking . I buy a new car invest the rest in a term deposit for a few months .find out if my parents will part with some of there block .hire an architect build a place .bimg bam boom bobs your uncle not that I wish to be that close to my folks but it could be a win win situation .
Of course with my health issues ie type 2 I get my stomach whats it called tied up . i lose all that weight I keep being told i need to lose (yes I am losing it )very quickly (not healthy but).
Move to thailand open a bar run a string of girls just joking with that bit .

I need to drive to work public transport will not get me to work .I start at 6.30am and would need to catch either 2 buses or a train and a bus.
I own an ageing big car . Should I buy a property I can not maintain ?

Perhaps I didnt make this clear enough venere08. I'll be buying a car from the money I get from selling the family home .Or rather from my half of the family home .
Why would i get a loan ?
So i get say $80k for my half pay say $20 to $30 for a car .What do i do with the rest of the money .If i invest it for my future is that not a good thing !
I keep getting told at work to go on a holiday or buy a bar in bali .Neither of which appeal to me.

Dont have a credit card so thats a bonus .Was told 22yrs ago until I paid the house off I would never get another loan .And u guessed it every loan I have been knocked back on .
They see $39'000 pre tax(this year most ive ever earned shocking) and go nope .Not looking for pitty just a fact no skills thats what u get paid .
And all the financial gurus i work with .Yes some are trained accountants have told me the old first home buyers loan is the worst loan to get .You pay the interest then the loan !

Trouble is the au needs some work not much but it needs some things done to it .

I couldn't get a loan the credit union and bendigo bank wouldn't give me a loan on my half of the house .Without telling the ex what I was doing.
I did lose interest in following up on a loan on my half of the house .
It just got to much for me .I would have needed to fix the place up .
Biggest thing the house was in the wrong location other side of the main road beachside would have sold in a blink of an eye. Industrial side and full of housing trust homes etc etc no developer would look at it .

Of course I'm still working on having a wife so in a few years I may have money to buy another car .as I wont ahve a wife spending all my money

Ahh well heres the big problem .i earn under $40'000 a year .I had 7yrs left and am selling the family home .
I could have got a $300'000 loan only if my half was $140'000.
Of course I will be lucky to clear $80'000 to $90'000 from the house .I owe money to family who helped me to move to a rental property as the ex left me with $100 in the bank with orders to move straight away.
I of course was on a first home buyers loan so it was limited .But repayments were made and the bank worked out i could also with the above loan make repayments .what I couldn't afford would be any unforeseen things coming up like plumbing ie old family home had no cold running water and toilet didn't work . Now the family wanted to pay to get it fixed but I said no .
Anyway long term plans when the family or in other words my parents leave this mortal coil .I will inherit a tiny 2 bedroom house on a rather large block 10 minutes from the Adelaide CBD(value anywhere from 450 to 500k) .
And I will work out something to live there .
Present time all the added extras or unforeseen expenses just aren't worth buying .Yes most of my wages go in rent but I don't have to deal with stuff I needed to deal with as a home owner.

Now the car if I was going to pose id buy a big or fast car .Not looking for that .I have a falcon I need a smaller car .I drive myself to and from work .I take the family from here to there and go all over Adelaide to watch footy or go fishing .I dont need a huge thing anymore.
What I need is a built in gps and a backing camera .
And yes I want to own property its not worth it right now .
