I would check to see how long a tankless water heater actually lasts. I was floored when I had a hot water heater replaced (cost about $650) and the plumber told me water heaters only last 6-7 years before they need replacing again! So the extra cost for a tankless water heater may pay for itself in the long run.
Unfortunately, society has become jaded. And people are not offering to help anymore because of possible lawsuits. For instance, help someone cross the street and they turn their ankle. They will sue you for pain and suffering and doctor's bills.
I think most people want to be helpful, but they are being cautious also.

Duke is cute also. Casey was severely abused as a puppy. To this day she is very skittish around people, and she backs away when you try to pet her head.
Dogs are so wonderful and Casey is a bundle of unconditional love, even with the horrible early life she had.
I have met a few women from CS and always met them in a public place for lunch. I believe that is the safest place to meet for any woman who is internet dating.

I have met 2 women from CS and both times we hit it off very well. Know why? Because by the time we met, physical appearance didn't matter anymore. Both women I met were unbelievably beautiful in person, but when they saw me they stayed anyway

I have found some people who make posts are just trying to be funny. Sometimes they can go over the line.
I try to have fun on here and make jokes. I never try to hurt anyone...my humor usually is self-inflicted. I do not joke in serious threads though.
I think most people here are pretty nice and aren't actually trying to be rude---some are trying to be rude though...lol. And it is a shame they are here with that intent.
people seem to be obsessed sometimes with self evaluation. I leave it up to others to judge me. I just follow the Golden Rule, live life and that seems to work well.
