There is no single thing, it is a combination, attraction physically and mentally, it is finding certain character traits that you find appealing, adorable without realising. It is the emotional feeling you experience when your lady shows not just physical affection but those special hidden mental ones too, all this plus that special spark will make a man fall in love and stay in love.

there must be an immediate spark! if you dont like her or she doesnt like you then its going to be hard to bond.
im sure we all find a certain person attractive (only we ourselves know who) thats the starting point!
you can still have a great relationship but not fall in love!
depends if both of you can accept that!

No your not asking too much, but, we should also accept some responsibility for a spouse straying, if a spouse is unfaithful then there has to have been something not right within the relationship, and relationships are about two people not one!
The problem is seeing the fault or faults early enough and finding a solution, in most cases (IMO) we fail to see the problem until it's too late.
