beware home buyer

sorry i can't capitolize. did i spell that right? i broke my wrist last night and it is in a cast for 6 weeks.when i was viewing the home i decided to buy in 2002 i enquired of the buyer the condition of the electrical, furnace and plumbing. i asked if the house was insulated and if tho house was warm during the winter.
the seller assured me all was in good order and yes it was warm .
when i told the realtor to make, on my behalf an offer to purchase of 15,000 less than the asking price, he chided me saying, oh you don't want to insult the man.
i bought the house trusting the realtor would provide me with a seller's signed declaration that the condition of the property was as he claimed.
when i moved in i decided to take a shower in the washroom downstairs because the main floor washroom had only a bathtub. when i walked out of the washroom i found the furnace and laundry room floors flooded wih water.
the next day, i plugged my coffee maker and my radio in a kitchen outlet and turned both on. within a minute or so the breaker blew and i had to go downstairs to the fusebox to correct the situation.i am not an electrician so i may not be using the correct terminology but i trust you know what i'm trying to say.
a door separated the kitchen from the living room and i prefer the open concept so wih sledgehammer, i got to work on removing the wall. i soon discovered the reason my studfinder was unable to find the studs. behind the walls was plaster and chicken wire not one wall was insulated
i went to my desk and retrieved my mortage files. among them i found the contract listing the properties assets but the little square boxes that the seller was to have made checkmarks in the appropriate
condition column were empty and no signature was found at bottom of page.
that winter, i almost frooze. my gas bills were 300.per month and the motor on the furnace gave up the ghost.
yes, i know that i am as much at fault as the decietful seller and incompetant realtor. i should have paid a couple hundred dollars and hired a house inspector to go through the place with a fine tooth comb prior to making any decisions.
i just hope this thread enlightens any would be buyers.
another very annoying discovery was that the drinking water was undrinkable as far as i was concerned because of the many oil and gas wells operating in the area. some residents do drink it but many others buy their drinking water. i usually haul mine from another community. if i had known of the condition of the place i would still have bought it but for far less than i did. had i known about the less than perfect drinking water, however, i would have never even considered buying it
