Get ready to be shafted...the rate is supposed to be set at 3%...so a house valued at 200k would have to pay 6k a year in tax..or am I getting this all wrong?confused

sofarsogood74: No....It is supposed to be on average about 500 euro a year. Obviously if you hose is cheaper than the average hose in Ireland it will be less...if your house is worth more it will be more.

The average house price in Ireland now is 172k now I think.


I have a hose round the back great for washing my car with and watering the plants..If they start taxing my hose I'll just get rid of itireland

Ok so if you own a 2000sqft house in dublin you'd owe WAAAAY more than someone with a 2000sqft house in the middle of Offaly for example?

(since i'm presuming the dublin house would be worth more than the one in offaly)

Yes. Thats exactly it. They were giving out today saying it will deter people from buying in the cities.

If someone is living in a 172k house (a dog box I suppose) €500 is going to be a lot of money to them. If someone is living in a €500 house €1,800 is not going to bother them. The poor person would probably get a car for €500 and the rich person would probably buy a coat for €1,800. So the poor guy walks and the rich guy wears a different coat laugh

Thats the million dollar question. They have not worked that one out yet...and how often the value will be reviewed.

Makes me glad I rent tbh.
And thank heavens for it not being allowed to pass on these charges directly to tenants. Although I am sure some will try when the once a year permitted rent review is.

They will just put the rent up..they have to recoup the cost somewayireland

Negative equity only sucks if you are selling or planning on selling. When I got my mortgage I knew I would be paying x amount for 25 years. Makes no real difference to me and the fact I have a tracker means my mortgage is way less than it used to be.

Only 16 years to go!laugh

sofarsogood74: Im glad I bought when I did. I live in a nice estate...very central and quiet. If I had not bought in 2003 I would have paid a lot more up till 2008 and after that I would not have got a mortgage. So I am happy with my decision. My mortgage is less than people in my apartments are paying in rent for the same sort of apartment. So I'm glad I bought.

If you bought in 2003 you weren't too bad then. After that was a slippery slope.

Well now, if ya thought that 83,000+ people being more than 90 days in arrears on their mortgage is bad, then wait till this new tax comes in, it will force even more people into difficulty and probably force more repossessions, it will also force house prices down even further.

Great if you are looking to buy, crap if you are trying to sell.

facetowardsfront: In some countries it's the council that do the valuation. I think the first few years you can get away with your own valuation if they are busy but when they get around to valuing you if you have underpaid they fine you for the difference. That way people make a reasonable return.


So I've put an offer on an end of terrace repo and it's going to be less than 30% of what the last guy paid for it (he basically stripped it bare and skipped town, posted keys to bank). So will my house be worth what I pay, what my neighbour's house is worth or some other arbitary number decided by the council?
If I can prove I paid x for it, is that all I'll be liable for?

The government or council wont have time to value every house. They will just have a value of housr for the area for the size...i.e one bed, two bed snd so on......you will pay the same tax as your neighbour if the house is similar.
