Personality, trust, being on time, comfortable in either formal attire or wearing blue jeans, ability to appreciate my interests, having her interests for me to learn about and grow as a person, be a good listener when I have a problem, not be pushy about material issues, have a driver's license, good table manners.
Find things to do to occupy your time. Thinking constantly about men or women only makes a person depressed and feeling sorry for themselves.
Years ago I was depressed and suicidal. Poetry provided me with an opportunity to put my feelings down on paper.
I feel a lot better now.
Women have success if they are good conversationalists. Find out which topics interest men most and do some research. Once you find someone to talk to ask some questions impersonal in scope to stimulate conversation.
Things hopefully will get interesting from that point on.

It is not easy to handle rejection. People compliment me all the time on being a nice guy. I am educated, have talent in being able to articulate my thoughts in poetic form, am drug free, alcohol free, and owe no one alimony payments on a monthly basis. I am constantly rejected because people associate relationships based upon age issues.
Women should attempt to establish friendships first and worry about the permanency of the relationship after a substantial period of time has passed.
Women do not have to have children or be married to be successful.
Women reject men constantly and then go on the singles websites to complain "Where are the decent men?"
Love takes time to develop. Love is more than physical attraction. Seeing people under difficult circumstances gives someone a better understanding of how that person copes in times of adversity.
Women who don't know a man really well say all the time "I love him because he is so cool"
Once you know someone completely which takes time you will find out what really constitutes love.
