I told her if they want to sell that house they better do it soon, it's been sitting empty way over a year, and it's already in worse shape than it was a year ago when I first looked at it.
Guest room I've got, jacuzzi no. Could sneak over to the neighbor's and use their pool.
I called the realtor and made my offer. Thought she'd probably shoot it down, it's 65% of their original asking price. But she sounded like it might be negotiable. Maybe, we'll soon see! :nervous anticipation:
Well, the pics I took with my cell phone suck. I'm gonna see if I can clean em up, otherwise I'll have to go back and take some with my real camera, you can't see anything by these.
Just got home, the man that went with me to check it out does construction and renovation for a living, so he knew everything to look for, and showed me everything that's gonna need to be fixed.
I'm gonna offer em way less than they're asking, see what happens. There's about $3000-3500 that will have to be done immediately, and the deck on the side needs to come down and be replaced, that's another $3000, or $400 just to get it taken off. But structurally he says it's sound, he looked underneath in the basement, just a little bit could be done to level things up.
No closets, this is an ooold house, I'll have to get wardrobes or something for clothes. And the kitchen was added on, it was a back porch. It needs insulating, just has the exposed beams on the ceiling, looks kinda cool, but wouldn't be worth a d@mn for holding in heat. It has a fireplace and gas heat, but I'll do best to get a heat pump put in and go electric. As small as it is a window unit heat pump will heat and cool it. It's got 3 little bedrooms, 9 x9, two of those can have a wall knocked out to make one decent size room. Little bathroom, no freakin' shower, am I ever gonna have a place with a shower and a bath? Now all I got is a shower, where I lived before all I had was a tub. Easily remedied though, get a hand-held.
It's not river view, but it's within walking distance, which for me is not far. It has a boat house that goes with it, not that I have a boat, but could have a deck or pier added to have somewhere to sit and watch the water.
The next door neighbors seem nice. They were outside and I had to borrow their phone to call the real estate agent cause there's no cell service, and they have kids and a half a dozen dogs, so they're good people.
Small yard and no grass to speak of, that's a plus for me. Loads of trees and plenty of places for landscaping and flowers. I'm uploading pics right now so I'll post them on my blog. It's cute, just right for me, and I'm probably the only person that it is perfect for, wouldn't be good for anyone with kids, too small, most older people aren't gonna wanna live that far out of town, and it's not on the water so someone who wants a fishing cabin wouldn't be that interested in it. The way the economy is now, nobody's buying recreational property anyway. Market-wise, I'm in the right place at the right time. We'll see.
