Withholding rent, even in a separate account is pointless and will only make matters more complicated and worse. frustrated

The mechanics are in place for you to use to your advantage, so avail yourself of them and call the Rentalsman!

In other words, Tracy, DO NOT take it upon yourself to call a repairman and get it done as mentioned above but go through the proper channels.

A Rentalsman is an Ombudsman that deals specifically with landlord/tenant situations and given that there is provision in the Act for emergencies I would guess that they are prepared to act fast. Well...I hope so at least.

The Landlord Tenant Act for NB is here:



Have a boo at section 6 - it seems that you need to find a rentalsman first and take it from there.

Here's the pertinent clause:

6(4.1)In the case of an emergency, notwithstanding subsection (3), where the rentalsman

(a) has received a notice under subsection (2) or is informed under subsection (2.1),

(b)has conducted an investigation under subsection (3), and

(c)the landlord cannot be reached by the rentalsman to advise him of the breach of obligation and of the emergency,

the rentalsman may perform the obligations of the landlord.

If you haven't already, Tracy, keep an accurate log of your calls to the Landlord.
I'd be careful about deducting the cost of the repairs from a rent cheque without having some written backup to support this.

I used to think when they first appeared that they are a cop-out but frankly the people I shop for have shown little appreciation for the carefully selected gifts in the past and my sons...well as young adults they really do prefer cash or gift cards.

So frankly, they've made my life a whole lot easier and I haven't started shopping yet and am not the least concerned!

Agreed.

Regardless of the history the US has found itself in a very difficult situation. Perhaps this is simplistic but, I see but 3 options:

- pull out altogether and suffer the scorn of the world for leaving the country in a mess and demoralization from within.

- stay on to try to defeat an enemy that is poorly defined, resourceful, fanatical and resilient.

- pull out and send humanitarian aid however, the workers will find themselves under attack and will require military protection.

Vietnam was your first experience in fighting a war with poorly defined battle lines and an enemy even less clearly defined. At least there though, the reason for being there and fighting was clear.

Hardly!

Iraq is much in ruins both physically and economically and the best you can hope for is to rebuild what you've destroyed.

You'll not be coming home with your heads held high in any event. At best you will save face to some degree but I see no reason to be proud of it.

Regardless of how our country has become - especially in the Greater Toronto Area - our traditions have always included Christmas. I cannot abide other ethnic groups - that have lived here but a fraction of the time that I and others like me have - feeling offended about our traditions.

If I were relatively new to another country and their traditions were different and not like my own, I would hardly be complaining about it. Rather, I would be interested in learning more about it and perhaps even participating in their traditions.

Supporting multi-culturalism appears to produce a more stable environment compared to ethnic unrest in other countries where liberties are restrained however, when a Christmas tree is shoved into the corner of a courthouse it really is pushing things a bit too far.
