I'm sorry to burst your bubble that you think you are doing the right thing for him. You don't love him and will probably break his heart worse than if you just let him be. But he's in my house and have no where to go. I have told him how I feel about him at the same time I feel guilty because he has contributed a lot in our relationship (financial) but money can't buy my true love.If you really care about his welfare put him in your friend zone.

If you decide to engage with him, you must be sure you won't fall for someone else, as this would surely break his heart.
Have you talked to him about this, maybe he will want someone who is prepared to commit? Just imagine him leaving you if this feels bad, maybe you do love him.
