A loo with a view...

Condo shopping was put on hold for a number of reasons. Heavy workload and my accountant meeting was postponed because she's been out with the flu.

Most of our shopping is in a very large retirement community with hundreds of units and what may be available this week could be gone next week. Our preference is to find an end unit because they often have more windows than inside units. Also it's important to have the bedrooms facing the east to avoid the excessive heat building up in the evening. That's significant and could be the difference in $100 a month for air conditioning expense.

All the floor plans are similar with some left hand and some right hand depending on the orientation to the side of the building you are on. We did find an end unit with more windows than the inside units but it was being rented until next year... for sale but conditional.

The thing that interested my wife was the bathroom has a window and the others don't. So now I have to add to my list of wants is a unit where the master bathroom has a window.

for those that don't, you could install a surveillance camera on the outside
and a tv connected to it in the bathroom. laugh
I have to small skylights in my home, one in the master bath and one over the bar area, however the dead man who lived here painted over them. I'm dumb founded. No way to know why. He did some wierd things to this home.

Just remember if you get unhappy with this condo you still better live in it at least to years to avoid any capital gains tax (if there is a gain) and sadly those condo fees are not deductible unless you rent it out. I like owning in an area where no one is allowed to rent. Renters don't take care of rentals.

Fay, I'm unsure about selling the property I currently own. It could be more important to keep. That's a question for my accountant.

No one has been able to tell me if a condo where the association restricts renting has more resale value. While it's better for the neighbors to know every one there is claiming homestead exemptions as primary residence (or forfeiting it as a vacation home) there is less option for the future... the example would be to buy something now for retirement in 5 to 10 years from now and not be able to rent it during those years.
That's what happened to me. When I lived in Orlando and bought this home in Tampa I thought I would be able to rent it out until I retired, what a great tax advantage that would be, however no renting is allowed and what a great neighborhood or community that makes. Owners take better care of their homes and of course you don't have to deal with slum lords renting to druggies or low lifes.

I would not dream of NOT locking my doors in Orlando but in this community I forget to lock my door all the time. Of course it being a 55 plus community means our generation is not likely to have all the electronic gadgets that thieves are looking for.

If you don't take shortcuts and vet renters well it is a wise investment to rent out your home as a rule. Renting can be a nightmare though if you get bad tenants. But everything is a write off. I hope you have a financially creative accountant that can guide you through some grey areas that will benefit you.

Again good luck in this adventure. I still don't understand why you don't want to retire to China.
