HOA rules state I must live there 1 year before I'm allowed to rent the place. It's a thought to find another one to renovate and flip this one. Long term planning.

Fay, so far, I'm NOT enjoying anything about condo life. I can hear people talking as they walk up the stairs and pass by my door. It reminds me of apartment living. This is a no dogs community and the woman on the first floor is constantly scolding her dog from barking. The guy who faces the courtyard is a chain smoker and likes to sit in his screened porch puffing away. It's not always cigarettes he smokes.
1-16-2019 Repaired cracks in the living room ceiling and repainted. Smoothed out repairs to the living room walls and repainted. Installed fan and ductwork in 2nd bathroom.

This is the original ceiling grid with tiles removed showing the old fixtures and heat lamp.
All the grid, heat lamp and fixtures were removed. A 70cfm vent with heater added, all the electrical work upgraded and a light over the shower and vanity will be included in this upgrade.
We were unable to get the new ceiling tight to the top because of existing electrical conduit, but the new finished ceiling will be about 7 inches higher than the old one.
Much of my time in the last 2 weeks has been spent chasing missing information for the projects he was working on. Notorious for not getting his clients to pick hardware, I got one client in 6pm Friday. They complained about him being nonchalant for details requested. Another client came in Saturday morning to make a selection.
A friend of mine was working in a record store (after school) and got a pre-release a few weeks before. He claims to still have that album in his collection.
I known I wore one out from playing it so many (more) more times!
30 years ago, I put nearly 100 LP's in a storage shed. I have to check, but I think I've got unopened Led Zeppelin 1 and 2 in that stack. From the heat I'm sure they are unplayable... maybe of value to a collector if the original wrapping is intact.
Len, do you have access to prefabricated fiberglass shower stalls? The floor and side walls are one unit or in larger stalls, the walls overlap the floor pan so it gets assembles on the jobsite.
